Foundation drainage
With about 52 inches of rain a year, water management around a Texarkana house is often as important as any pier.
Shrink-swell clay moves when its moisture changes. The goal is not dry soil or wet soil but even soil: roughly the same moisture all the way around the house through the year. A downspout dumping a roof's worth of storm water at one corner, while the west wall bakes in the afternoon sun, sets up exactly the uneven movement that cracks brick.
Some local clays drain very slowly. USDA describes Annona soils, common on terraces in this part of northeast Texas, as very slowly permeable with a perched water table above the clay for short periods after heavy rain. That's water sitting against your foundation beam until the clay finally takes it in.
Signs drainage is part of the problem
- Downspouts that end right at the foundation, or no gutters at all
- Soil or flowerbeds sloping toward the house
- Puddles along the slab or soggy ground that lasts days after a storm
- Wide cracks in the yard next to the house in late summer
- Water or mud in a crawl space
What are the usual fixes?
- Gutters and buried downspout lines that carry roof water well away from the house
- Regrading so soil falls away from the foundation on every side
- Surface drains and French drains for low spots and side yards where water collects
- Crawl space drainage and vapor barriers for pier-and-beam houses
- Even watering during long dry spells, spread around the foundation rather than soaking one bed
What about the pines and oaks?
Texarkana sits in the Piney Woods, and many lots have big trees close to the house. Large trees pull a lot of water from clay in summer and can make one side of a house drop. Root barriers or removal are sometimes suggested; talk to an arborist first, because taking out a big tree changes how the soil behaves too.
Is drainage part of a foundation bid?
Often. Many foundation contractors install gutters, drain lines and grading, or work with someone who does. Ask whether it's included or only recommended, and make sure any trenching starts with a utility locate.
We don't quote prices. The contractor prices the repair after taking floor elevations and figuring out why the house is moving, and any number given over the phone before that is only a guess.

Common questions
Should I water around my foundation?
In a long dry spell, even watering around the foundation can limit shrinkage in clay. Aim for steady moisture all the way around, not a soaked flowerbed on one side.
Does a French drain fix foundation movement?
It can help where water collects, but it's one part of moisture control. A contractor should tie it to what the floor readings and the yard show.
